A short sale occurs when the mortgage/lien holder agrees to accept a reduced amount to release their interest in a specific property. Arriving at this price is oftentimes a confusing task; if approached haphazardly it can end in disappointment. Lenders have processes and guidelines allowing them to complete these transactions. I have negotiated and consulted on numerous “short sale” transactions. Because lenders guidelines change monthly it is nearly impossible for the smaller real estate investment company/individual to monitor, and update these changes for their own files. I will stay abreast of any changes and make sure that files are updated accordingly.
